Flagler Beach, Palm Coast, Beverly Beach or the Hammock?

Most buyers start by choosing a town. Here is how the four compare, from the beach town and the planned city to the small oceanfront town and the barrier island to the north.

Palm Coast's lettered sections

Palm Coast was planned in lettered sections, and in most of them street names start with the section's letter. A home on Bird of Paradise Drive is in the B section. Tap a letter to find it on the map.

Reading the flood numbers

Each area shows the share of its land inside FEMA's Special Flood Hazard Area, where lenders require flood insurance on a federally backed mortgage. Being in a zone doesn't mean a home has flooded, and being outside one doesn't mean it can't. Elevation, build year and the exact lot matter most.

  • AEHigh-risk zone with a set base flood elevation. The most common high-risk zone here.
  • VECoastal high-risk zone with wave action, along the oceanfront.
  • AHigh-risk zone without a set base flood elevation, often near wetlands and creeks.
  • XModerate to low risk. Flood insurance is optional but still available.
